Transforming a Commercial Office for Modern Work

This project focused on reimagining a dated office building into a modern workplace that could support collaboration, flexibility, and employee well-being. The client wanted a space that would reflect their forward-thinking brand while providing the infrastructure needed for growth.

Optivest Build was brought in to manage the entire process—from early design coordination and permitting to construction, scheduling, and oversight. The challenge was to modernize the space within a strict timeline while keeping daily business operations minimally disrupted.

The Challenge: Outdated Office, New Demands

The existing office was dark, inefficient, and poorly suited for today’s workplace needs. Closed-off layouts limited communication, while old mechanical systems drove up energy costs. The client required not only a refreshed design but also a functional upgrade that addressed technology, comfort, and sustainability.

Working in a fully occupied building meant scheduling had to be precise, with clear communication between contractors, subcontractors, and the client’s teams. Every decision—from flooring to HVAC upgrades—needed to balance performance, durability, and aesthetics.

Our Approach: Strategic Planning and Seamless Execution

To meet the client’s needs, Optivest Build adopted a phased construction plan that allowed parts of the office to remain operational during upgrades. We worked closely with architects to refine layouts, choosing materials and finishes that maximized light and durability while staying on budget.

Our project management team coordinated timelines and subcontractors, ensuring smooth communication at every step. Sustainability was also a priority, so energy-efficient systems and eco-friendly finishes were integrated wherever possible. This approach minimized disruptions while delivering long-term value for the client.

Results Revealed: A Workplace That Works

The finished office is bright, open, and adaptable. Glass partitions replaced heavy walls, allowing natural light to flow through the entire floorplate. Collaborative hubs, private meeting rooms, and ergonomic workstations now coexist in a space designed to support diverse working styles.

Mechanical systems were upgraded for efficiency, while sustainable finishes reduced long-term maintenance costs. The project was completed on schedule, giving the client a revitalized environment that inspires productivity and attracts top talent.

Blending Function with Style

The absence of excessive styling is noticeable. Plants are minimal, bookshelves are not overfilled with relaxing room decor. In addition, the present decorative objects are kept geometric and low-gloss. The room isn’t trying to suggest a lifestyle; it’s built to support it. What the designer achieved here is a quiet, functioning system disguised as a bedroom. And that’s what makes it work. Throughout the process, Sharné provided alternate directions and ideas for the client to consider. One proposal leaned more tonal. Another brought in different light fixtures and a stronger contrast. These variations refined the client’s sense of what a relaxing bedroom design meant to them personally as much as stylistically. Ultimately, the chosen scheme found its strength in grounded accents— oversized artwork, sculptural side tables, and a mix of tactile finishes that feel both current and low-pressure.
